A request by JJB Properties, LLC to amend proffered conditions of rezoning ORD-FY-20-02, originally approved on September 23, 2019. The applicant is proposing revisions to the sites approved master plan to allow the development of an additional site to be used as an administrative, business or professional office (parcel: 025880, zoned General Business (GB)), revisions to the mini-warehouse site development plan in regards to the proposed buildings, parking locations, and elimination of the southern access entrance closest to Harding Road (parcel: 021509, zoned Community Business (CB)), and reconfiguring of the temporary terminus of Juel Blvd to a T-intersection instead of a cul-de-sac ((parcel: 260056, zoned Residential (R2)). The site is located along Harding Road (State Route 785), Blacksburg, and is further identified as Tax Map 041-A 38A (Parcel ID: 025880, 1.236 acres, zoned General Business (GB)), Tax Map 041-A 38 (Parcel ID: 021509, 1.975 acres, zoned Community Business (CB)), and Tax Map 041-A 38F (Parcel ID: 260056, 12.743 acres, zoned Residential (R2)) in the Mount Tabor Magisterial District. The properties currently lie in an area designated as Residential Transition in the 2025 Comprehensive Plan.

A request by JJB Properties, LLC to amend a Special Use Permit (SUP) originally approved on September 23, 2019 to allow mini-warehouses in the Community Business zoning district. The applicant is proposing revisions to the sites approved master plan in regards to proposed buildings, parking locations, and elimination of the southern access entrance closest to Harding Road. Condition #5 of the approved SUP requires the applicant shall require approval of a “Future Building” before being considered for construction. The site is located along Harding Road (State Route 785), Blacksburg, and is further identified as Tax Map 041-A 38 (Parcel ID: 021509), 1.975 acres, zoned Community Business (CB) in the Mount Tabor Magisterial District. The property currently lies in an area designated as Residential Transition in the 2025 Comprehensive Plan.
