Pursuant to the provisions of Section 15.2-2204 & 15.2-2285 of the Code of Virginia of 1950, as amended, the Montgomery County Board of Supervisors hereby gives notice of a public hearing to be held on August 26, 2024 at 7:00 p.m. in the County Government Center, 755 Roanoke St., Christiansburg, Virginia, in order to hear citizen comments regarding the Board of Supervisor’s intention to act on the following requests:
A request by Steve Graham Living Trust (Agent: Balzer & Associates) to rezone a 20.7 acre portion of 30.1 total acres from Agricultural (A1) to Planned Unit Development, Commercial (PUD-COM), with proffered conditions, to allow a planned mixed-use commercial development. The property is located at 3720 Prices Fork Road, Blacksburg, at the intersection of Prices Fork Road (State Route 685) and Brunswick Drive (State Route 1140). The property is further identified as Tax Maps 052- A 14,12,13 (Parcel ID: 007287), 30.1 acres, zoned A-1 Agricultural in the Prices Fork Magisterial District. The property currently lies in an area designated as Village Expansion in the 2025 Montgomery County Comprehensive Plan, and is further designated as Low Density Residential in the Prices Fork Village Plan.

A request by Steve Graham Living Trust (Agent: Balzer & Associates) for a Special Use Permit (SUP) to allow a Contractor Service Establishment with Outdoor Storage on a portion of a 20.7 acre portion of 30.1 total acres, a use type that is not included in the existing permissible uses in PUD-COM. Contractor Service Establishing with Outdoor Storage is not listed as a permissible use, but could be allowed if it is determined through the Special Use Permit process to be appropriate and compatible with the proposed development and surrounding uses in the PUD-COM Zoning District.
